How to Obtain an Oklahoma Real Estate License

Step 1: Complete a 90 hour pre-license "Basic Course of Real Estate Part I of II" (like this one!)

Step 2: Complete a background check through IdentoGo

Step 3: Apply for a provisional sales associate license* with the Oklahoma Real Estate Commission (OREC)

Choose this license type if you have not held an active real estate license in the past five years

Step 4: Pass the PearsonVue Salesperson exam

OREC will share registration information once your license application is approved. $75 per exam attempt.

Step 4: Select a Broker to hang your license with

Many Oklahoma based schools are tied a brokerage to create a stream of new agents. Not here! No one will be recruited. We are here for you and you alone.

After obtaining your license, check back here for continuing education.

A few things to know

Applicants for licensure must be 18 years old

A high school diploma or GED are not required

You must provide proof of citizenship with your sales associate application. Check OREC's site for valid ID options.

*If you have previously held a real estate license in Oklahoma or another state, you may qualify for sales associate license or possibly a broker license.

How Much Does It Really Cost to Become a Real Estate Agent in Oklahoma?

Pre-License Course - $59 to $329 when taken with Community Real Estate Academy

Online courses can range from $40 per month to a one time fee of $500 or more.

Community Real Estate Academy offers up-to-date content, an experienced instructor, and a community of fellow learners at an affordable price.

Application for a Real Estate License with the Oklahoma Real Estate Commission - $35

The Oklahoma Real Estate Commission charges a $35 application fee.

Proof of citizenship must be included with your application.

When you pass the course, exam, and background check, there will be another OREC fee for your provisional license.

Background Check with IdentoGo - $60

A complete and satisfactory background check is required for your application for licensure to be approved. Your application must be approved before you can schedule the Salesperson Exam with Pearson.

Pearson Salesperson Exam - $75

Once your application is approved, Pearson will send an email to schedule the Salesperson Exam. There are two parts to the exam - National and State. Pearson offers a '2 for 1' special which allows both tests to be taken in the same sitting for $75. If you fail one part, the retake fee is $75 per attempt.

Provisional Sales Associate License Fee - $110

Once you complete all of the steps to obtain your Oklahoma Real Estate License, the Commission charges a fee to issue your license. You must select a broker to 'hang' your license with. The Provisional Sales Associate License is valid for 1 year.

Optional: Join a REALTOR Association - $1,000+

A Real Estate Agent is NOT required to join a REALTOR Association. However, if the broker you chose to hang your license with, then you will need to select a REALTOR Association. The dues, benefits, and new members fees vary by Association. Depending on the time of year, the fee to join may be $500 to $1,200+.

45hr Post-License Course and Continuing Education - $100+

During your first year as an Oklahoma real estate agent (aka a Provisional Sales Associate), you must complete a 45hr post-license course with an approved education provider before renewing your license to Sales Associate. Community Real Estate Academy does not offer post-license at this time but will in the future. You can easily find this course online. There are some in-person options as well. The cost can range from $50-250 typically.

As a Sales Associate, you must complete 30 hours of continuing education before the end of your 36 month (three year) license period. Community Real Estate Academy offers some CE at an additional cost. If you a REALTOR, your local and state Associations should provide education. Many local affiliates like lenders, title companies, and home inspectors offer free CE classes too.

The Cost of Being in the Business

The cost to become a real estate agent in Oklahoma is relatively low when compared to the cost of starting a small business. Below is a list of expenses you should be prepared for. It is not fully inclusive but is intended to give you an idea of typical expenses.

Community Real Estate Academy's 90hr Pre-License course already includes everything you need to prepare for the Oklahoma Salesperson Exam administered by Pearson. In the basic price, you will receive a practice test and a guide from our instructor, Lydia, to help you prepare for the exam.

If you would like additional help, you can purchase up to 7 additional practice tests.
There are more sources online, too. Such as NightBeforeTheExam.com, PrepAgent, and flash cards.

For an additional fee, Community Real Estate Academy will offer a week long in-person class every quarter. This class will reenforce the online material, provide examples of the textbook in action, and even more peer support.
